Buying Process

Stage 1 - Sale Agreed


Once you have gone sale agreed the estate agent will send our details to the Vendors Solicitors. They will then send contracts and title to ourselves. Once we have investigated title we will contact you so that an appointment can be arranged to sign contracts. At this stage you will also sign all legal mortgage documentation.(If required)


Stage 2 - Contract Exchange


We then forward contracts onto the vendors solicitors with our requisitions on title. At this stage we also send all relevant mortgage documentation into your financial institution with the cheque requisition form. We also arrange a closing date that is suitable to you and the vendorís solicitor.


Stage 3 - Completion


On the day of closing we recommend that you inspect the house before we attend the Vendors Solicitors office for completion. If you are satisfied that everything is in order in the house then we will complete the purchase. This involves us attending the Solicitors office to inspect title and have searches explained. If we are satisfied with the title documents and the searches we hand over monies. You then pick up the keys from ourselves or the estate agent. We then pay the Stamp Duty if applicable, stamp your Deed and register your interest in the Property Registration Authority or the Registry of Deeds. Once registration is complete we send the Deeds to you or your lending institution.
